Dubai Online Tenancy Registration called "EJARI"

The pressure on paying your annual house rent in Dubai soon will be over according to Real Estate Regulatory Authority (RERA) as they created new move by creating an online registration of tenancy contract called "EJARI" meaning "my rent" So what is Ejari means...

‘Ejari’ means ‘my rent’ in Arabic.

The Dubai government has put in place a series of measures to curb soaring rents in the residential and business sectors of Dubai - starting with the newly introduced 7% cap put on annual rent increases, as one example. However, these have done little to keep the increasing rent spiral and tenant-landlord disputes under control. The Real Estate Regulatory Agency (RERA) therefore identified the need for a centralized way to manage rental transactions and contracts, in order to regulate and solve these important concerns.

Emirates Real Estate Solutions (ERES) is an online platform of services designed to proactively meet these demands in a uniform, easy-to-access and official manner while serving the Real Estate Industry and the public.

One of these services is ’Ejari,’ an online application developed to register and standardize all rental contracts in Dubai, whether for the largest property management companies or individual landlords, in accordance with RERA’s regulations.

Features & Benifits

With Ejari, both ends of a rental contract are uniformly served, providing protection to landlords and management companies, as well as their tenants, regarding the terms of each rental contract. The solution also serves to establish clear payment terms to protect the interests of all parties when advance rental payments are made.

Once the registration process is complete, a rent receipt can be produced through the system. New Schedule for National ID Card Registration Set by EIDA


Emirates Identity Authority (EIDA) announced the new schedule for ID card registration on Tuesday.

Group 1 - Residence working for Government Sector (Federal or Local Government) and their family member. Professional Residence working in Private Sector and their families including Holder of Diploma Degree and Higher, Workers in the following Field: Consultancy, Medical, Pharmaceutics, Nursing, Engineering, Media, Marketing, Journalism, PRO, IT and computers, Teaching and Training, Accounting and Auditing, Investment, Law, Sales and Trade License owners.

Group 2 - includes administrative staff in private sector (translator, secretaries, typists, storekeepers and receptionist) and students

Group 3 - includes private and public transport drivers, unskilled or semi-skilled workers in private sector, like housemaid/servant, cleaners, farmers, fishermen, security guards, watchmen and other labourers.

Miss World 2008


JOHANNESBURG, Dec. 13 - 21-year old Miss Russia, Ksenia Sukhinova, was crowned Miss World 2008 at the conclusion of a spectacular event televised live to over 2 billion people in 130 countries.


She is a student pursuing an engineering degree from the Tyumen Oil and Gas University, will spend her year making appearances for various charity and social causes and attending high-end events and shows. Sukhinova becomes the second Miss Russia to win the global event after Julia Kourochkina took the crown in 1992.


The 1st runner-up was Miss India, Parvathy Onamakuttan; and the 2nd runner-up was Miss Trinidad & Tobago, Gabrielle Walcott, who also won the "Beauty with a Purpose" fast-track for her work with children suffering from cancer.

EIDA - Emirates Identification Authority Pre Registration Software

For the past days EIDA website having a lot of trouble because of applicants who wants to access and fill up the online registration form. Because of this EIDA make a new plan for all the applicants to gain access to the pre registration form and to relief the problems.

According to them Emiratis and expatriate professionals who have been desperately trying to fill up online application for identity cards before deadline, no longer need to face 'web failure' due to heavy traffic.

They will soon get a free software of "pre application registration" which will enable the applicant to fill up the form on a computer even without an internet connection, and take the print out with the bar code to proceed for registration, a senior official of Emirates Identity Authority.

Apart from EIDA website, free CDs of software will be available at all EIDA centres which can be copied and redistributed, said Engineer Thamer Rashid Al Qasimi, Planning Director and Project Management Director at EIDA. And also they will send it to organizations that offered to host it on their websites.
And because of this I offer my site budzshots for the down loadable software. Software and instruction are now available to download.

Dubai Aquarium and Discovery Centre at The Dubai Mall

The Dubai Mall has its Dubai Aquarium and Discovery Centre, developed and operated by Oceanis Australia Group, officially earned the Guinness World Record World's "Largest Acrylic Panel" (32.88 metres wide x 8.3 metres high x 750mm thick and weighing 245,614kg). The acrylic viewing panel outclassed Japan's Okinawa Churaumi Aquarium 22.5 metres wide x 8.2 metres high and 600 mm thick). Its 750 mm thick acrylic viewing panel can withstand pressure of 10 million litres of water used in the aquarium, but its transparency gives visitors clear views of over 33,000 marine animals on display. Adjudicator, John Pilley of Guinness World Record certified: "The Dubai Mall joins Dubai's illustrious list of World Records with the 'Largest Acrylic Panel', once again reiterating the can-do attitude of Dubai. This exemplifies the dedication and passion that make some of our best records." The Mall adopted an International Standard of Ethics and Animal Welfare Policy in its development and operation.

Stock Photography Part - 2

Second part of my Stock Photograhy are about all types that stock photo agency has.



But After the first part of the article regarding Stock Photography one of our friend "Arabian Josh" here in Dubai makes a comment on it" here what he say's

"as per stock photography, it does help and promote the photographer but i guess the normal problem is when someone jst grabbed the artist's work w/o due permission.."


Now to explain regarding to unautorized use of photo's from online stock agency as far I understand it is not happening since all the photo's are protected, like it has a water mark and you cannot download a big file for big printing.


Types of Stock Photography


Micro Stock-

(1) source their images almost exclusively via the Internet

2) do so from a wider range of photographers than the traditional stock agencies (including a willingness to accept images from "amateurs" and hobbyists)

3) sell their images at a very low rate (anywhere from $.20 - $10) for a royalty-free image.


Stock photography is commonly sold as either rights managed or royalty free


Royalty-free (a confusing term, this does not mean the image is "free")


Pay a one-time fee to use the image multiple times for multiple purposes (with limits).
No time limit on when you can use an image.
No one can have exclusive rights of a Royalty-free image (the photographer can sell the image as many times as he wants).


A Royalty-free image usually has a limit to how many times you can reproduce it. For example, a license might allow you to print 500,000 brochures with the purchased image. The amount of copies made is called the print run. Above that print run you are required to pay a fee per brochure, usually 1 to 3 cents. Magazines with a large print run cannot use a standard Royalty-free license and therefore they either purchase images with a Rights-managed license or have in-house photographers.

Rights-managed (sometimes called "licensed images")


Pay each time you use the image.

•There is a time limit on how long a buyer has exclusive use of an image (usually one year).
This allows the photographer to sell exclusive rights to the image again when the first buyer's time limit is up. You must choose a Rights-managed license if you want exclusive use of an image. The photographer would not be allowed to sell the image to anyone else if exclusivity is part of the license. Not all Rights-managed licenses are exclusive, that must be stipulated in the agreement.

Fee is based on such things as exclusivity, distribution, length of time used, geographic location of use.
A Rights-managed image usually allows a much larger print run per image than a Royalty-free license.

Editorial
is a form of rights-managed license when there are no releases for the subjects. Since there are no releases the images cannot be used for advertising or to depict controversial subjects, only for news or educational purposes.

Stock Photography

Photography is one of my hobby and I consider it as my second profession. As time goes by on my hobby I was thinking on what should I do on all the pictures I have taken, It's now eating a lot of space in my computers hard drive and at the same time a lot of CD's and DVD's used to stock all of this.




One of my friend told me that he is doing a stock photography, as of curiosity I ask what is that, he explain it to me, and one thing I remember on what he said to me. "your picture are stock in your hard drive or CD's, DVD's and earn nothing why not put it in online Stock Photo Agency It's was stock there also but It will gain some money, its not to big but it will help you and it will also helps to depelop your skill as photographer, the best things are it is earning money while you are sleeping. So I follow what he said I search a lot of online stock photo agency and register submit photos and so on. Meaning I do what my friends told me and it works.


Now to explain what is Stock photography I do a research again and hope this will help to other people....



What is stock photography?

Stock photography is photography or imagery that is used repeatedly for commercial and non-commercial purposes. It is a cost effective method for customers to purchase high quality images, and is a great way for photographers to earn money from their collection of imagery.

Often stock images depict common situations, concepts, ideas, issues, landmarks, and people. It is very popular with designers, graphic artists, art directors, advertising agencies, and marketing professionals, in magazine ads, websites, and marketing brochures.

Instead of hiring a professional photographer to create an image, a buyer licenses an image and the photographer is paid a commission. Photo researchers can save valuable time and money by searching for stock photography through online databases. Images are delivered through direct download or email to the customer.
Stock agencies are often called image banks or photo archives, referring to the vast electronic data stored online. Images stored at an agency are licensed on behalf of the photographer or artist and the agency retains a percentage of the sale. Pricing may be set by the photographer or agency as the needs of the audience require. Prices may range from as little as $1 to thousands of dollars.

One of the first major stock photography agencies was the one founded in 1920 by H. Armstrong Roberts, which continues today under the name RobertStock.

Arab Journalism Awards Invites and Now Open for Submissions in 12 Categories

The General Secretariat of the Arab Journalism Awards today announced it is accepting entries in 12 categories for the eighth edition of the annual event. The deadline for submission to the Awards has been set to 15 January, 2009.
The region’s most coveted recognition for journalistic excellence will give away cash prizes totaling AED863,000 (US$235,000) for best works in politics, business, investigative journalism, IT, columnist, culture, sports, environment, photo-journalism, caricature, interview and children’s journalism.
Maryam Bin Fahad, Executive Director, Arab Journalism Awards, said the recognition aims to acknowledge journalists who take the responsibility of portraying an accurate image of the Arab world in the region and beyond.
She added through the past seven editions, the Arab Journalism Awards have consistently endeavoured to contribute to the progress of journalism in the Arab world, while motivating media persons in the region to excel by honouring the most outstanding achievers among them. Bin Fahad said: “With every year, the Arab Journalism Awards are gaining wider recognition and appeal. Oil Discovery in the Philippines


While reading the news from the internet I saw a news regarding a new discoveries in the Philiipines. A litle bit happy since it's all about Oil and it was tittle Tittle "Nido's Philippines well flows crude". When I was in my homeland and working as Territory Specialist in one of Oil companies Philippine based I already heared about this company "NIDO Philippines" which started drilling in the Philiipines since 1976.

And Last 23 Sept. 2008 Nido Petroleum Ltd, the Australian explorer focusing on the Philippines, confirmed it made a discovery at the Yakal-1 well, the first oil-find in the southeast Asian nation in 14 years.

Actually oil and natural gas discovery is not new in the Philiipines since Shell was already pumping a natrural gas in the Philippines since September 2001 at the Malampalaya Gas Field located 80km off the coast of Palawan Island.

The Philippine Petroleum Resource Assessment Project developed a petroleum resource classification system and established an inventory of Philippine petroleum resources.
The results showed that the country’s total risked petroleum resources is about nine billion barrels fuel oil equivalent (bfoe). More than half of these or about five billion bfoe is estimated to occur in the offshore West

Palawan and Sulu Sea regions.

Sept 10 2008 Earthquake In UAE

Around 3:10 t0 3:15 in the afternoon in my office when I felt something, my chair was shaking I look but no one behind me but no one was there near my place. Then I ask my collegue did someome feel that, I feel there's an earthquake. Then nobody believes me then I told to them let us wait if there's a news after 30 minutes. Just a few minutes my wife called me saying that they are evacuating thier building beacause of the earthquake. Then I realized I am right to what I felt. Later I check the news then This what I find out.


UAE hit by tremors after Iran earthquake

Dubai: Severe tremors were felt in Dubai, Sharjah, Ajman and other parts of the emirates at around 3.08pm local time forcing people to flee from homes and office.

Dubai Police Operations Room, received the first tremor reports from people located in parts of Deira and Bur Dubai, Captain Sultan Al Merri, Duty Officer told Gulf News.
The tremors first struck off the coast of Sharjah, measuring 4.9 on the Richter scale.
The jolts were so severe that they were felt by the people living in the first and second floors of the building. Police and Civil Defence department has not reported any material damage or causalities.

The quake sent a wave of panic among the residents and most them rushed out in the open and safe places.

The National Centre of Meteorology and Seismology (NCMS) is currently been working on collecting details of the earthquake.People living and working in Al Quasis, Bur Dubai and Dubai Media City said that the tremors lasted for a few seconds. Residents in Sharjah reported their buildings swaying. “My office is in Al Quasis. I was so scared. All the 28 people working in our office ran out of the building," said one worker.

The jolts were caused by a powerful earthquake measures 6.2 that occurred in the south-west of the Iranian port city of Bandar Abbas. The epicentre of the quake was 43km west of the Qishm Island in the Arabian Gulf.

According to the European-Mediterranean Seismological Centre, the depth of the quake was some 50km in the earth.

Philippine mission in Dubai beefs up security

Dubai: Burglars broke into the Philippines Consulate-General late on Friday night and made off with more than Dh45,000 in cash and cheques, as well as a passport, police and consulate officials said.

The consulate staff discovered the burglary when they reported for work on Saturday morning. No arrests have been made so far. The consulate is located in a quiet residential area in Al Ghusais.

A police officer in charge of the case at Al Ghusais Police Station told Gulf News that the culprits broke in through the front door.
"[The burglars] crashed the front door lock," he said, adding that the police guard stationed in front of the consulate did not hear anyone breaking in.
He said the money and passport were stored in a safe in the financial officer's office, which had also been broken into.

He added that an investigation was on, but refused to comment on whether it was an inside job.
A senior official at the consulate, speaking to Gulf News on condition of anonymity, said the stolen money was part of the official funds - fees paid for consular services, such as renewal of passports, and money for running the consulate. "It's a small amount, but it is upsetting," he said.

Reaction

The burglary elicited mixed reactions from Filipinos. "I feel so bad for them. The consulate already suffers from a lack of funds and now the situation is worse," said Retchell Francisco, a Filipino marketing manager.

Alan Alegado, an assistant manager at a restaurant, however, was not surprised. "The security there was only at the gate. I didn't see much security elsewhere," he said.

Very Rare Pregnancy by Egyptian woman who gives birth to septuplets

Just to share what I've got while I'm browsing the internet this morning of Aug.17,2008 when all of a sudden I spotted this news and become curious regarding the content... By MAGGIE MICHAEL, Associated Press Writer



CAIRO, Egypt - A 27-year-old Egyptian woman gave birth to septuplets early Saturday in the coastal city of Alexandria, family members and the hospital director said.
Ghazala Khamis was in good condition after having a blood transfusion during her Caesarean section due to bleeding, said Emad Darwish, director of the El-Shatbi Hospital where she gave birth.

The newborns, four boys and three girls, weigh between 3.2 pounds and 6.17 pounds and are in stable condition, Darwish said. They have been placed in incubators in four different hospitals that have special premature baby units, he said.

"This is a very rare pregnancy — something I have never witnessed over my past 33 years in this profession," Darwish told The Associated Press by phone from the hospital.
